Park 20|20 is the first full service Cradle to Cradle® inspired working
environment in the Netherlands. At Park 20|20 a unique level of sustainability
is created together with a human centred design approach to realise the
cleanest, most inspiring and productive working environment to date.
is achieved through implementation of the Cradle to Cradle® philosophy (C2C®) as
introduced by American architect William McDonough and German chemist Michael
Braungart. C2C® strives to create closed cycles for materials, energy,
waste and water. By taking a human centred design approach every aspect of Park
20|20 is geared to energising and empowering employees through inspiring
ergonomic architecture and techniques, integrated landscaping and a high level
of facilities to accommodate the combination of professional and private life.
Continuing research is underway to ensure that all measures result in improved
productivity. Park 20|20 will radically change and improve the way individuals
and organisations work and will set forth it’s users as leaders and promoters
of sustainability and employers of choice. The increased productivity and
energy savings will have a positive influence on company results.
The architecture of
Park 20|20 is human centred in design. Monumental buildings of glass and steel
with striking atria and a high quality finish are combined with ergonomics,
state of the art installation techniques and integrated landscaping to create a
working environment which is both inspiring and user friendly. The design
strategy is set to create an optimal use of office space and strives to increase
productivity by energising and empowering the working individuals.

Cradle to Cradle Materialization
As the first building at Park 20|20 at an
early time in the acceptance of Cradle to Cradle® as a recognized design and
building technique within the Netherlands, materialization at B/S/H/ first
required the construction of a Database of Cradle to Cradle CertifiedCM products that were available in Europe and available to the Netherlands.
At B/S/H/ the Delta Development Group and
William McDonough + Partners, began construction on what would become a living
document of C2C CertifiedCM products that could be added to as new
products became available.
This document has become the starting point for materialization
decisions not only at B/S/H/ but at all subsequent buildings at Park 20|20 and
has enabled Park 20|20’s design/build team to identify, target and form
relationships with manufacturers of high-quality C2C CertifiedCM
Design for Disassembly
B/S/H/ pioneered the Slimline™ floor system at Park 20|20. The basis of Slimline is a concrete layer (70mm thick) with integrated steel
beams and optional tubing system for climate control. The basic module can be
applied on both skeleton constructions and wall-bearing constructions.
The steel beams contain openings, effectively resulting in one shaft area
where all cables and pipes can be installed freely. Standard patterns have been
designed for various applications of the Slimline system. The shaft contains
enough room for air ducts, especially in situations where tubing is used for
cooling and heating, since in those situations ducts are only used to ventilate.
All installations are easily accessible through movable hatches in the subfloor.

The international headquarters for the FIFA Professional Football Players Association FIFPro is a wonderful representation of human centred design and client orientated considerations. The façade, completely comprised of Cradle to Cradle CertifiedCM glass from AGC with Cradle to Cradle CertifiedCM profiles from Alcoa, is a testimony to the transparency of the organization. Interior finishes and materials that employees and professional football players come into direct contact with have been carefully selected for their human and ecological safety and health criteria outlined in Cradle to Cradle® design protocols so as to support and encourage the healthy lifestyle of the buildings inhabitants. The large atrium and skylights scattered throughout the building flood the interior spaces with an abundance of natural daylight while special attention to naturally ventilating the building with fresh air helps to promote healthy building syndrome. Custom wall engravings throughout the offices and in the lobby pay special attention to FIFPro’s commitment to social fairness and justice around the world.
Constructed primarily of technical nutrients like glass, steel, aluminium and Cradle to Cradle CertifiedCM zink, the FIFPro House has been designed for disassembly so as to be able to upcycle these valuable materials back into industrial production processes at an equal or higher level of quality. Integrated into Park 20|20’s park-wide clean renewable energy program and on-site wetlands helophyte filtration system that naturally purifies grey water before recirculating it into the office for reuse highlights this projects systems approach to business as an engine for change® through the use of eco-effective techniques to optimize tenant overhead costs. however, as an exercise in human and client centred design, perhaps the greatest testimony we can provide comes from FIFPro itself:

As the first building in Phase 2 of Park 20|20, the new global headquarters of Bluewater Energy Services BV encompasses a range of optimization strategies that expand upon Cradle to Cradle® inspired commercial property development techniques used throughout Phase 1.
Through leveraging our strong network of interorganizational partnerships established over the last six years, Bluewater Energy BV has used process innovation and supply chain integration to produce a building at the lowest cost per m2 of any project thus far at Park 20|20 while improving quality. The use of Building Information Modelling (BIM) combined with the development of a materials passport that identifies and quantifies the volume and value of building materials is a revolutionary value proposition that is laying the foundation for a transition towards circular economic business cases that view commercial real estate in terms of residual value instead of demolition costs at the end of its useful economic life. In this light we are now able to view buildings as “materials resource banks”.
At Bluewater Energy BV eco-effective design in accordance with Cradle to Cradle® principles has also taken another step forward by the dramatic increase in the use of Cradle to Cradle CertifiedCM building materials and design for disassembly concepts. In addition to the increased use of Cradle to Cradle CertifiedCM materials in the structure and interior, Bluewater Energy BV boasts a demountable Cradle to Cradle CertifiedCM ceramic tile façade from Royal Dutch MOSA Tiles. Zachariasse Consulting Partner Owen Zachariasse’s work with the Dutch Green Building Council (DGBC) as a member of the built environment materialization expert group is using Bluewater Energy BV as a bases for the inclusion of Cradle to Cradle Certification Version 3.0 into the DGBC’s BREEAM-NL Certification Standard Version 4.0.
Improvement of the interior air quality within the building has been achieved through the inclusion of a 60 m2 greenwall that dominates the central atrium of the building. Furthermore, a large greenwall spanning the length of the two floor parking facility on the south side of the building along the Taurusavenue has been included for the active sequestering of carbon emitted by cars and busses along this new high-traffic inroad to Hoofddorp.

Good relationships with local government believing in our vision and seeing the results, brought about the Amstelveen “Brede School” project, a commission from the municipality of Amstelveen for the design and construction of a new, healthy, energy positive school to replace the current outdated facilities of three current elementary schools. Delta Development/ZC have partnered with William McDonough, using a Cradle to Cradle® approach to achieve all of these goals and much more. The project not only aims to create an energy positive, healthy school but also one that reaches out to its surroundings by creating a cohesion and connectivity with the general community by thoroughly implementing the concept of urban farming in addition to creating an inspiring and healthy learning environment for its students and teachers. A unique centre of education that people are proud of and are proud to have in their community that also acts as an example for other communities.

Together with KPN Telecom and William McDonough and partners, we undertook a conceptual study into the possibilities of a Cradle to Cradle® inspired datacenter. The concept revolutionises datacenters by closing material, water and energy loops and creates below 1.0 PUE and a stronger economic and client oriented business- and financing model through the use of Product of Service strategies. The conceptual design is currently being tested in a small scale datacenter.

The Fox Vakanties office and travel theatre, designed by William McDonough + Partners, celebrates the diversity of the locations to which FOX offers all-inclusive travel packages. This Cradle to Cradle® inspired building combines offices around an open atrium with a theatre on the lower floors. The theatre not only serves Fox but also hosts other users from Park 20|20 and beyond. The building has been designed to have an extremely low energy presentation (38 kWh/m2/year) and active energy strategies to become energy positive at completion of Park 20|20 have also been incorporated into the project through its design as a fully electric building that uses no gas, allowing for the incorporation of future renewable energy innovations as they become developed. The building has achieved a BREEAM Excellent score and adheres to Cradle to Cradle® principles. The building has been designed with active interior air quality strategies, including plants in the central atrium selected for their ability to sequester carbon and generate oxygen as well binding fine dust. Extensive daylight strategies to improve worker productivity inside the building have also been incorporated into FOX Vakanties. The building is connected to the Park 20|20 central heat/cold storage system and uses active concrete core activation for the buildings heating and cooling needs. The building has been designed for disassembly and uses Cradle to Cradle CertifiedCM products from the Park 20|20 Partnership Participation Programme The Fox Vakanties building is also equipped with a Slimline™ flooring system that optimizes the relationship between materialization requirements and building performance.
Biological Nutrient Pavilion
Developed in combination with the Technical Nutrient Pavilion at Park 20|20 and situated at the heart of the office park, William McDonough + Partners designed the Biological Nutrient Pavilion at Park 20|20 complete with it's own greenhouses as a showcase of construction materials and Cradle to Cradle® principles that exemplify the biosphere whereby materials can safely return to nature after their consumption. Organic produce grown within the on-site greenhouses managed by a local farmer supply
food for Parkcafe Groen, the unique and charming restaurant housed within the Biological Pavilion. Parkcafe Groen provides a flexible space for dining, creative meeting and both intimate and large social gatherings of up to 200 people.
The Biological Pavilion at Park 20|20's strong skeletal frame is made entirely from FSC Certified wood and the facade is constructed primarily of Cradle to Cradle Gold CertifiedCM acetylated wood, the
interior of the Biological Nutrient Pavilion is animated by a dynamic ceiling
that filters daylight from integrated solar light tubes. Moveable wood screens
and glass walls enables visitors to connect with their natural surroundings in the park and allows the interior space to expand towards outdoor seating areas
adjacent to the park’s canal. Extensive green roofs and an integrate black water
purification systems supplying clean renewable energy to the restaurant also exemplifies and visualizes biosphere related elements of Cradle to Cradle® design.
Technical Nutrient Pavilion
The Technical Nutrient Pavilion at Park 20|20 is a complete showcase of materials that can be upcycled back into the technosphere at the end of their use period at Park 20|20 and serves as the international headquarters for The Delta Development Group and Maatschap Zachariasse Consulting. Created in large part through the support and expertise of 41 Cradle to Cradle CertifiedCM and other highly sustainable material manufacturers, The Technical Nutrient Pavilion at Park 20|20 is the culmination of Park 20|20's personally developed Partnership Participation Programme. Within this project, the integration of the real property development supply chain has revolutionized Delta's construction process by reducing costs and maximizing quality, and now plays a key roll within all of Delta's subsequent development projects. This pavilion is a showcase for both Park 20|20's design for disassembly strategy as well as the state of the art for Cradle to Cradle CertifiedCM construction materials designated as technical nutrients. The building extensively pioneers the product of service strategy, is highly energy efficient with the ability to become energy positive upon completion of Park 20|20 as a whole and features intensive water optimization strategies.
